How do you find building requirements for having a home built in Teravista?

We are looking at buying a piece of property in Teravista and having a house built. We are trying to find out all of the requirements, minimun specs etc. Trying to find out if it would be cheaper to have one built instead of using the builders that are already there.

The Terravista community Deed Restrictions will dictate the minium sf that a home in the community can be built. Firguring out the best deal may be a little more complicated than that. It depends on a lot of factors from the builder side, such as inventory, time in the quarter, sales quota, and some other potentially "hidden" facors with each builder. Getting the best deal may also involve tax rates and what you can get in other surrounding communities, unless you are determined that you must have a home in Terravista--which has one of the highest tax rates in Round Rock.

Terravista has Deed Restrictions that govern what can be built, size, style, and possibly approved builders as well. The cost comparisons are a little complicated, depending on whether you are comparing inventory, custom, or BTO. It also depends on a lot of factors with the builder, how they are doing this quarter, year, month, in the community and across Austin. In the end, it will probably come down to how much leverage and creativity your Realtor can leverage into the situation. What else is going on in the area, as well as other outside factors that affect the timing and negotiations (comps, taxes, competitive builders adn communities).
