HOA and building a larger garage

We are looking to move to the area from Washington, DC... We commute too much here in DC and love Denver. Does anyone know if there is HOAs and about building a larger detached garage in this area?

Hello amymariehager,

 

Some neighborhoods have HOA's and covenants and others do not.  If the neighborhood you decide to buy in does have an HOA, then the Colorado real estate contract is written with a contingency built in for buyers to review the covenants and restrictions to make sure there is nothing objectionable.  If there is anything unsatisfactory about the covenants, the buyers have the right to terminate and retain their earnest money as long as they send notice prior to the CIC document objection deadline.

It sounds like you are searching for a single family home.  If that is the case and taking into account that you do not want a long commute, then you would be looking at homes in central Denver (assuming that you would be working near downtown).  Most central Denver single family home filled neighborhoods do not have HOA's and depending upon your price range and desired locale you may be able find a home with a two car garage.  Otherwise, with a large enough lot and an ideal layout pulling a permit for such a job is definitely do-able.  The neighborhoods that would lend itself to either having a two-car garage or having the space to add onto one would be about a 10-15 minute commute to downtown.  These neighborhoods include (and again depend on your price range) Platt and Washington Park, Baker, Speer, Cory Merrill, Hilltop, Mayfair, Montclair, City Park, and Park HIll.  I hope this was helpful.
