HOA dues are based on the expenses of the amenities that the complex offers. In this case, the complex offers a trememndous amount of amenities. CLUB HOUSE, COMMUNITY POOL, SNOW REMOVAL, EXTERIOR BUILDING MAINTENANCE INCLUDING ROOF, CLUB HOUSE WITH FITNESS, WATER/SEWER, TENNIS COURTS, TRASH REMOVAL, GROUNDS MAINTENANCE.

This complex has some problems, namely too many owners not paying dues or a special assessment. I would stay away from any deals in this HOA.
