Can you be more specific on what type of investment you're looking for?  Are you looking for cash flow, long term/short term?  There are some good opportunities in lease option properties with  turnkey packages that pay 20-30% annually.

I am interested in investment property also. It would be a 1st time purchase for my mom. Since she gets SS, she could qualify. Just something that is 100k that she could possibly rent out and make some additional income and maybe leave a room open when she takes trips to Vegas. What's a good rental area? Henderson or the communities with HOA?

The investment group I found is a solid organization with multiple properties, mostly in the northwest 20 minutes from the Strip and the homes are all newer (2005 and newer).  They deal mostly in the 100k-150k price range and the homes are all rehabed with new appliances etc.  They put renters in place and returns run around 20-25% for financed deals (with 20% down and you get your own loan) and 10-15% for cash deals.
