Best city in the Palm Springs area? Why?

What is the best city in the Palm Springs area and why? What city is good to buy a rental property in? I am thinking about Palm Springs, Palm Desert, Rancho Mirage, Indio, Cathedral City, La Quinta...?

My dad lives in Palm Desert, so I go there often, although I live in Northern California. I've considered moving there myself though... I like all of the cities on the south side of I-10, my favorites being Palm Desert, La Quinta, and Rancho Mirage. And, there are two types of Rental Properties that you might consider.... One would be a year-round rental, with a long-term tenant. Depending on the property, the rent income could average around $1500 a month. Then, there are properties (especially near El Paseo) that make great "Seasonal Rentals", where you might rent it to "Snow Birds" from Canada, Washington or other northern states for as much as $5000 a month... but only for 4-6 months out of the year. You would need to furnish that type of rental, although you can often buy furnished homes in those areas. If you'd like to use the property yourself in the months between May and October (the dry heat of the summer isn't so bad!), having a Seasonal Rental might be a good option to consider. There are many Retirees in the northern USA and Canada that love to fly south for the winter (typically November through April or May), and if the place has a pool and other ammenities, and is in a good area, you'll not have any problem renting it out.

South Palm Springs try to stay away from  the north side. There are many of nice p[laces here for sale. I live in a house that is close to Palm Springs.

Oh by the way Palm Desert , Indian wells, Rancho Mirage, Depends on what you are looking for. I have lived here for 3 yrs and the man I live with has been here for close to 40 yrs.

By far, it's La Quinta.  It has the PGA West courses which no one else in the US has; a conglomeration of 6 golf courses together.  


We bought property in PGA West and it went up 60%.  We couldn't resist selling and are now going to buy again.  The only other city worth looking at is Indian Wells.  The reason for these choices is that they are not next to 'not so good areas.  Indian Wells is cushined by La Quinta and the nice area of Palm Desert North of hwy 11.  Rancho Mirage is next to Cathedral City which has vey nasty parts to it.  So does Palm Springs and so does Palm Desert.  That will hurt your resale value.
