HI
I AM A RECENT GRADUATE AND NOW WORKING AS AN ENGINEER.
I HAVE A SSN AND MY STATUS IS F1( STUDENT)
MY SCORE IS 728 AND I HAVE 2 YR OLD CREDIT HISTORY.
I AM ALSO WILLING TO PUT 20% OR MORE DOWN.IF YES?
AT WHAT RATE OF INTEREST CAN I GET THE MONEY?

All of these are good questions but unfortunately other than your 2 year credit history they will look at your work history too. Most lenders want 1-2 years of continuous work history at one job. They will want 2 years of tax returns, 2 months of bank statements, etc.
What I would do is contact our lender on the website which is Bank of America or another direct lender such as Wells Fargo or a mortgage company in your area. They can go over the requirements for a loan and also give you estimated payments that will fit your budget and will also let you know if and when you may obtain a loan to buy a home.

I would add that you might find a favorable outcome at one of the local Credit Unions, and by all means check with the banks that you have an existing relationship with.

Unfortunately, you will not be able to obtain a loan due to your current status, F1. However, if your work place is willing to sponsor you for H1B, then you will be able to qualify for a loan. However, like what others have said, the lender will also need your tax returns for the past 2 years along with your bank statements.
