Good evening,
I am looking to purchase a condo in the Ladera Ranch/Foothill Ranch/Irvine area (200-300K).
My salary for 2011 was 64K and 59K for 2010 and I want to only put down 20K. My only debt is a $1,100 balance on my Visa (was on vacation two weeks ago) and a FICO score in the mid 800's.
Just a little curious as to what my options are and if I would even qualify for a loan of that size.

Hi David,
As you probably know, getting a loan is a challenge these days. You do have an excellent FICO so that will definitely help. I would prefer to have you speak directly with a lender to find out exactly what you would qualify for. If you send me an email I'll be happy to give you a couple lender referals.

Thank you for the response, Mr Malena.
I was pre approved for 260,000 @ 3.875, no points thru Wells Fargo. Thought It would be more, however, I am thankful and sure I can find something in OC for that amount.

Yes, my daughter bought a condo in Foothill Ranch and loves it there.
