I agree with you...I saw there were so many houses in foreclosure, where people could not pay their mortgage. There really nice houses in Kissimee with 4bdrms, 2bth, and inground pool and many other features. I am waiting for the bank to clear my house here in NY in order for me to move to Florida. I am not selling my house here in NY.
I saw many houses on the same block up for sale, mostly foreclosures. If I get a good price in Kissimee, Orlando, Claremont or wherever. If I love the house and it is my price, I am taking it.

Well I live in Kissimmee and you could not pay me to live in Orlando. When you look at the news most of the crime happens in Orange county, where Orlando is.

I apologize since I don't know much about NY... Your question about Kissimmee vs. other Central Florida communities is like asking about the Bronx vs. Manhattan or Brooklyn vs. Staten Island. The areas are distinctly different, each offering their different pros and cons. Kissimmee (Osceola County) has some development and prosperity, but most of the area is blighted with foreclosures, half-completed developments and poorly-rated schools and impoverished strip mall-type locations.
Florida can be deceptive to someone looking at properties on a map. Florida is a fairly large state with everything spread far apart, and with very little functional mass transit. There are some very rural areas in Florida, some even without internet access. There is no subway (often no bus system) to take you to/from frequent destinations; you have to make mind-numbing drives everytime you want to go somewhere. If feasible, I would recommend investing your time/money to fly down here and rent a car. Look at the distances between the different areas you're considering and your job location. Look at the surrounding area of your home and determine if you like what the area offers. Driving an hour or more to get to any kind of entertainment or "civilization" may not suit your lifestyle.
In short, I've lived in Central Florida for a number of years- from the backwoods of little known places to the bustling urbanized areas near downtown Orlando. I've found that Clermont, Lake Mary/Heathrow and Maitland offer the most comfort and best location for me regarding my family aspirations (having children in the future), career (more employeers should I decide to make a change), and entertainment (some entertainment offerings, but a short drive to Orlando attractions/nightlife).

The housing market bubble burst the last couple of years and people walk away from there homes when the banks and property investors gave people bad loans that they could not afford, and the ecomony is not getting any better. So all of these houses are affordable right now, but the demand is not there, no one cares about own property right now because the risk is too high verse the reward....... in others words.....supply and demand..............

KISSIMMEE IS A FILLED IN SWAMP DEVELOPED LATER THAN ORLANDO.
DOWNTOWN ORLANDO IS AT LEAST HALF AN HOUR AWAY DURING DAYTIME TRAFFIC HOURS.
KISSIMMEE HAS NICE HOMES FOR CHEAP THE NEIGHBORHOODS OVERALL ARE LESS DESIRABLE THAN SAY WINTER PARK OR AVALON PARK OR LAKE NONA WHICH WILL COST MORE
TO MOVE INTO BUT ARE STILL PRETTY AFFORDABLE
THE NICER AREAS IN KISSIMMEE ARE THE DISNEY AND SURROUNDING TOURIST AREAS WHICH HAVE PLENTY OF UPSCALE NIGHTLIFE AND DINING BUT AT THE EBD OF THE DAY IT IS FULL OF TOURIST TRAP BUSINESSES.
ALSO HEAVILY SPANISH SPEAKING AREAS WHICH CAN BE A GOOD THING IF YOU SPEAK THE LANGUAGE OR LIKE GREAT SPANISH FOOD PLACES TO EAT. IT CAN WORK AS YOUR IDEAL PLACE TO LIVE BUT I WOULD DEFINITELY
VISIT AND ROAM AROUND HOWEVER TRY TO STAY AWAY FROM MOVING TO POINCIANA LOOKS GREAT AND SEEMS REMARKABLY PRICED YOU ARE LOOKING AT HOUR LONG COMMUTES TO MANY PLACES AND REALLY ONLY TWO THOROUGHFARES IN AND OUT LINED WITH NOSY SPEEDTRAP POLICE POINCIANA WAS A GREAT EXPERIMENT WHEN ORLANDO WAS BOOMING HOWEVER AFTER THE HOUSING CRISIS IT WILL BE A LONG TIME BEFORE POINCIANA REBOUNDS I AM NOT A REAL ESTATE PROFFESSIONAL IKNOW MANY WILL NOT LIKE MY OPINIONS I AM JUST CALLING IT LIKE I SEE IT AT THE END OF THE DAY READ EVERYONES OPINIONS AND MOST OF ALL COME VISIT SEE FOR YOURSELF OVERALL THE ENTIRE ORLANDO AREA INCLUDING POINCIANA AND KISSIMMEE ARE SAFE PLACES TO LIVE AND OFFER MORE THAN SO MANY METROPOLITAN AREAS I HAVE VISITED AND LIVED IN GOOD LUCK

try Lake county...Tavares,Eustis way....nice homes for a fraction.....som e investors need to weed out their inventory...most probably need elbow grease but you can make a good buy
