Hi. I ruined my credit as a careless young adult and never knew how to begin to repair it. I have wanted to purchase a home for a while now instead of renting, but the bad credit situation is what stops me. I have spoken to many people in real estate about it before, but the only response I get is "fix this, then come back to us" ...Well the problem is that I don't know where to begin, and can't seem to find any legitimate help. I was told by one company not to pay off the old debt because that makes my credit look worse. But if I don't pay it, how do I repair it? I need professional help badly. I want to buy a home as soon as possible. I have a good job and have been with the same company for 11 years, make decent money and I have money saved. This credit thing is holding me back....
Also, can a person with bad credit still purchase a home, just at a higher interest rate and maybe later after showing good faith by paying mortgage on time, refinance at a lower rate? Please help

Dear Ms. Jones, I would like to suggest something that may assist you in both areas of your needs to achieve your goals. First I think it is important to know what your overall credit report score is and what factors have caused them to be impacting it in a negative way. Second knowing what the specfic issues are can be helpful as this will enable someone skilled in this area to assist with developing an action plan.
In both of those key points, I would suggest speakin with an experienced mortgage loan consultant whose background and experise will certainly be able to accomplish the two key points that I have mentioned. As a result of their assistance, they can assist you in implementing the plan that would place your credit on track to achieve a better credit score as well as being positioned to address any concerns that potentially arise from a mortgage loan underwriter who would review you application down the road.
Based on the review of the credit report, the mortgage loan consultant can assist in outlining an approximate time frame when any actions to repair your credit would begin to show up, or have a positive effect on your credit score. for example let's say that you had a bill that was left unpaid in your past that you were able to work out with that vendor today to resolve the balance, once that is paid off it may take possible 30, 60, or 90 days to increase your credit score due to that no longer having a negative impact on your credit rating. This would be the process on each of those items that appear to have a negative impact on your credit.
Obviously, there are many organizations and credit counselors out there to assist you, however having a no obligation conversation with an experienced mortgage consultant would be a positive first step since you are looking at making home ownership one of your goals.
Please feel free to contact me, via email at mpowers@ziprealty.com or call me at 610-980-2138 and I would be happy to assist you in this area.
Regards,
Mike Powers
