Laveen property taxes.

Lavine has some nice properties, but why are the taxes so much higher then the surrounding areas?

Laveen taxes are similar to other communities. Is there a particular house that you are looking at? Maybe it is on a larger lot or new construction or something else makes it more valuable. I have been looking at homes with around an acre of land that have 3 beds and 2 baths.  All of the Laveen homes I have looked at are over $2000 in property taxes.  Similar homes in Gendale, Avondale, Buckeye, Surprise are for the most part under that.

Property taxes in Maricopa county are generally 0.8% to 1% of the last sale price.  Not including trustee sales.  Many of the properties in the county, including Laveen which has a higher than average forclosure rate, reflect the taxes before the decline in property values.  The property taxes on any recently sold property should "adjust"  during the next valuation period.  However, new property owners can challenge the current tax and request a re-valuation of the tax.

For the best information, contact the city of Laveen directly. You can search www.laveen.org. Also search http://recorder.maricopa.gov. These sites will be the best to visit to find the information you need as they can provide phone numbers and first hand information regarding taxes.

We have challend our taxes and they we'nt lower because the assors said the taxes on evaluation back 2 years ago.  Taxes should reflect lower evauations in the next few years to come.  JF
