I am looking for the best neighborhoods in North Phoenix, and or the North west valley. My mother inlaw lives in Peoria west of the 101 & Bell area but we dont want to live too close. ha. We do like the area though. I talked to people & some told me woudn't go south of Thunderbird (including a couple agents) and if I go south, go west, southwest. Some have said try to stay west of the 101 but if I wanted to go to north Phoenix, where are some nice walkable neighborhoods & lower crime be? We want a home with a tile roof, no shingle so a newer built after 1980. I looked online at homes in Phoenix around Union Hills & 7th area but looks a little crappy a few blocks away from the houses I see on satellite. I will also do street views on Google to see how the area looks. We are from out of state, IL. and I have done a lot of research and talking to people so far but need more and new opinions good, and or bad. I was looking in Surprise but I have also studied the Luke Air map and see that they fly over most of Surprise with accident prone areas to the northwest in Surprise, I would love input on how living with those planes are. Besides north valley, I have Goodyear left still in my criteria because I see that as a possible up and coming area and like baseball but have taken off Buckeye. I don't like what I am hearing about Buckeye and crime.
We have no kids so schools are not an issue, we are not senior citizens either.

Hi SB my opinion may be a little bias because I have lived in Surprise for over ten years and I absolutely love it, I can honestly say that we have never had a plane crash in our community : ). We are near Luke Air Force base so yes we do hear the jets flying over but after a while it has become white noise in the background and I rarely pay any attention to it. Surprise itself is a very quiet and diverse community; we have a mix of mid-class families and retirees such as yourself. Surprise is home to three Sun City retirement communities and although the people living there may be retired they are very much alive and active, walking, playing golf, and cycling. Goodyear and the Estrella Mountain foothills is another very nice community and as you stated it is up and coming. Its appeals to more mid-class and upper mid-class working families. You had ruled out Buckeye but you may want to consider Verrado www.verrado.com. Verrado is an upper mid-class suburb on the north east end of Buckeye that is very unique and highly sought after with a small town feel. I live in Peoria.....Happy Valley and Lake Pleasant Pkwy area. Very nice here. Not alot of traffic. Good shopping.
There is also West Wing Mountain on 83rd Avenue, north of Happy Valley. Vistancia is beautiful too.

I would not worry about the Luke AFB planes crashing. The odds are about as good as an airliner crashing in a residential area. There are many newer and affordable homes in the Surprise, El Mirage, Peoria, Glendale areas West of the 101. Both North and South of Thunderbird Rd.
The area of Union Hills and 7th Street has homes that are mostly bulit in the late 70's and the 80's. While it is not a bad area to live in, the age of the homes doesn't fit your criteria. Just like anywhere else in the valley you will always have pockets where the things are worse than others based on the appearance and upkeep of the homes. The further North and NW you go the newer the homes. In some cases that also means more expensive. So it all depends on your price range and the size of the home you are needing.

Our home is in the Palm Valley neighbourhood of Goodyear. We love the area. It is close to the I-10, the 101 and 303. The people are friendly and I believe it is very safe. We have shopping, restaurants, two Spring Training facilities and many recreational opportunities including a beautiful YMCA close by. The area of Westgate with hockey and football stadiums is about 10 mins. from our home.
We have found the traffic on Bell Road to be terrible anytime we are in that area.

Crime or crummy neighbors are where ever you happen to find them, but you might also check Litchfield Park, our extended family lives there. Goodyear has had a good reputation in the past, I don't know anyone who lives there right now. I would avoid El Mirage--newer homes are placed right next to very old and run down and the prices have left many repossessions street after street. I personally didn't worry about accidents but the jets are loud at times and we noticed it in their El Mirage home (Grand/Thunderbird) but not the Litchfield home (Bethany Home area). Surprise was "up and coming" before the housing bust, very nice homes, well planned neighborhoods per my co workers, but the commute if you work in Phoenix is pretty rough. Anthem is further north and central on I 17 but it's won lots of awards, with commute issues too.
Also, check out the HOA issues. Somje are useless, some are tyrants, some reasonable and some terribly expensive, somewhat justified if you get a community pool in the bargain.
You said you didn't have kids, but you have to remember, good schools build good neighborhoods, and vice versa, so if you ever plan to sell your house, or if kids could be in the future, you have to keep that in mind.

The great thing about the Phoenix area is that every part of the city has diversity, so know matter what area you need to be in, close to work, etc. you can usually find something that you will like. My parents lived in Glendale for 25 years, and my brother and sister live in Buckeye and Avondale respectively, so I know the West Valley really well.
Have you explored other areas, or does a job location or some other factor have you focused there? I know you mentioned your Mother in law lives in Peoria, but you didn't want to be too close. I know the feeling first hand..haha
I typically cover the East Valley for my business, but maybe I could give you some more info to consider, as I have a good contrast of the entire Valley...Let me know if you'd to talk about it.
