We have horses and are looking for a nice community. What does everyone think of Wittman?

Is it a save area and nice area for someone wanting to spend winters in a nice climate?

Wittman is really a very nice area. It is close to becoming part of the big city. Much of the shopping and restaurants for the Surprise area are getting closer and closer to Wittman. I know a couple of families that live in Wittman and they are happy that they bought. They enjoy the quiet nights and the starry skies. So enjoy looking for the property you want in Wittman.

I live in Surprise and work in the Wittman - Wickenburg area on a regular basis. Wonderful desert climate. Depending on the type of property and price range you might also consider Morristown, Wickenburg, and possibly Congress. In the western

end of Surprise you will also find horse friendly properties. Wickenburg is a wonderful small town with  a never ending

array of equestrian activities during the "snowbird" season. Wittman is a quiet unincorporated area located between

Surprise and Wickenburg on both sides of Route 60.

Very much depends on what section of Wittmann you are looking at.  Some of the old areas directly off of Grand Ave and the only Street Light are, and have been for some time, very high crime spots and according to the DPS online site have numerous sex offenders listed. We live just South of Wittmann on the edge of Surprise on 1.25 acres and purchased here in 1993.  Areas in Surprise are generally better taken care of as the City code enforcement is very active.  Wittmann is in the County jurisdiction and seldom sees anyone enforcing codes.

Have you taken a looked at 22823 E Ivanhoe,Mesa, 85212 ? 

Set in an acre, with stables and barns, and at $49,000 it has to be a bargain.

The house looks in A1 condition.... You couldn't  buy  land for that price, could you....  It's in a nice area, quite central for everything...

And no I'm not a Realtor, I live in the UK but did live in Mesa for 2 years so know the area quite well...If I could sell my house here in the UK I'd buy it myself and I don't own horses!!

I have heard undesirable things about Wittman and wouldn't recommend it. (i.e. crime, drugs) Wickenburg is an ideal place for families with horses.  If you are looking to build, I have horse property for sale in the gorgeous Vista Royale development. I would also look in the Desert Hills Area,  Located between Cave Creek and Anthem.  85086 and 85087.  There are a number of horse properties there

Wittman is a small community where some of my county's 4H kids lived.  It's very desert, I would be very concerned about the water--shared well issues etc.  My understanding was that the school is not the strongest if you have children.  If you want the Northwest valley, I would also look at Waddell, which has city water and flood irrigation so your horses could have pasture, which makes the feed bill lower and the hooves better, and less chance of sand colic.  Clearwater farms is really pretty.  Laveen is in the southwest valley and has 1 acre and larger homes but some are limited by cc&r's to 3 horses.  Watch your HOA fees, some are zero, some are very high.  If you want to board horses, it takes special zoning so make sure.  Phoenix has an old zoning in spots with 10,000 sq feet allowing horses if you just want them in stalls.  The limit is by what you can keep in a sanitary measure.  I've seen irrigated property in Scottsdale, Tempe, Gilbert, Chandler, Glendale, Avondale, Tolleson, Buckeye and I'm sure there is more.  You have horse options in small subdivisions like 67th Avenue and Roosevelt for small houses on a 1/4 acre which are very affordable.  Dont' be afraid of septic tanks per se--we haved had ours for 22 years with no problems, but if they are a problem, it's a BIG one.  Flood irrigation isn't for everyone, but I had 2.75 acres of desert and now have 1 acre of irrigaton and we love it.  You have to take the water when they send it, it's not like a faucet you have on demand.  It's about 15% the cost of using city water.  Well water takes electricity.

 

You have to consider the cost to live far out versus the cost to live in a neighborhood where crime is higher (your home and auto insurance).  Your age might dictate you need closer medical services, grocery stores, and other conveneinces.  Call an insurance agent, tell them where you are looking and ask what the rate would be for your car and home--that will give you some idea.  Wittman is pretty far out of town.

I don't think being near a city is an ideal enviroment for someone who wants to keep horses do you?  I would start to look up in the High Rim country still just only an hour or so from the city, but there are lots of other horse owners up there so you'll be right at home...
