Considering a move to Elk Grove/Sacramento area from Raleigh NC

While we are actually from the Almaden Valley of San Jose CA, we have been living in Raleigh NC for the past decade. We are considering trying to move 'home' and it appears that the Elk Grove area of the greater Sacramento area might be our best shot to get back there on a limited budget. We'd like to find a 3 or 4 bedroom home in a reasonably nice, safe area that has amenities, libraries, parks, shopping, restaurants, etc . We'd like to keep the purchase price between 150K and 185K. Are there neighborhoods that might support this?

I can't specifically address the Elk Grove area, although I am familiar with it since my mom lived there for a number of years, but I actually cover the area just south of Elk Grove, which includes Galt, Lodi, Stockton and other cities in San Joaquin County....  So, as an alternative to Elk Grove, or at least to compare areas,  I'd encourage you to perhaps look into the Lodi community.  I live just outside of Lodi, nestled amongst vineyards, and Lodi is famous for its wine region and boasts over 40 local wineries.  The town is located about 30 minutes south of Downtown Sacramento, 20 minutes north of Stockton, and about 2 hours to San Francisco, Napa Valley, Lake Tahoe, Yosemite, and the beaches of Santa Cruz, so it is a great central location to many wonderful places.  We also get some of the nice Delta Breezes in the summer evenings to cool us down at night.  And if you like boating, we're close to hundreds of miles of Delta sloughs and rivers, which will even take you to the San Francisco Bay.  Lodi is not crowded like some nearby cities, and is a very friendly community.  Its worth checking out if you're wanting a nice place to live. And, yes, you can find a nice home in the price range you mentioned.  :smileyhappy: 

 

As for answering your question about local crime rates and pet-friendly areas, most Realtors will refer you to seek out that information from local police stations, or to look up information on the internet.   Its always best to obtain factual information from reliable sources.  However, when I'm working with out-of-the-area buyers, if they're keen on buying a home in a neighborhood that I feel is not very safe, I will always suggest that they inquire about that specific neighborhood with the local police department, and might mention that they should ask how often gunshots might be reported in that neighborhood.  That usually lets them know I don't think its the safest neighborhood, although I'm really not supposed to interject my personal opinion.  Any by the way, I know of no unsafe neighborhoods in Lodi, although Crime travels, so in today's world, even a "safe neighborhood" can be hit by crime.  Its also a good idea, when considering making a purchase in an area that you're unfamiliar with, to drive around the neighborhood on a weekend when families are out doing yard work or washing the car, and stop by to say hello and tell them you're looking into buying a home in that neighborhood and ask how they like it, and if they've ever heard any reports of any crime in the area.  I think that would be even more valuable than any opinions a Realtor might give you.  :-)

I cover Elk Grove and Sacramento areas.  Elk Grove prices from what I have seen are increasing as it is a more desireable school district as opposed to Sacramento Unified.  You will also want to consider zipcodes 95829 and parts of 95824 and 95828 as they are connected to Elk Grove and part of the Elk Grove Unified School District

 

As Nancy mentioned, it is best to look at crime reports for the area you are looking in.  I always suggest that my clients visit any home they are looking at purchasing at different days of the week and at different times day/night.  What might be perfectly quiet and nice during the weekday, could be the opposite in the evenings or on the weekend.  The better parts of the City of Sacramento tend to be a little pricey, but depending on where your employer will be you may want to consider Natomas or Antelope as well.  They both also have good school districts and some newer developments that might suite your needs.   If there is anyway I can help you, please email me at smoody@ziprealty.com.

Really want to thank all the wonderful advise that has been offered. Combining it all has been a real help. Everyone has such great advice which really has helped me, decide to go with zip realty for my  purchase. Right now I am working with my bank to get pre approved. Until I am pre-approved I will just snoop at the neighborhoods, then my make my choice with which realtor. Thanks, ktpdl

Elk Grove by zip code. 

Elk Grove, CA has 3 zip codes.  95757 is almost all new since 2003.  The prices will be higher per sq. ft.  Schools are also new in that area.

95758 is primarily 1990 and newer.  You start getting tile roofs by 1994.  There are also some pockets that are much newer. 

And 95624 homes are in an older, very nice, section or were built after 2003. 

Schools are rated extremely high in the Elk Grove area.  Junior High and High Schools currently allow you to choose where you would like to attend, though that program may change.  And once you choose you are asked to finish secondary school in the same spot.  The reason for choosing is that one local high school may focus on computers in drafting and architecture, while another focuses on computers in animation.  Another may have a strong shop class while another is known for it's drama department.  So this helps your child best prepare for a field they may continue in college.

     The Elk Grove school district extends into 3 zip codes in Sacramento, where you will get a better deal for your money.  However, you really need to know the area.  You can search for homes built in 1990 or newer and for the most part be in a nice area. 

     New clinics and a possible mall are coming to Elk Grove, so that should insure home prices doing well in the future.  There are MANY places to eat and most of your shopping can be done here with an occasional trip to the Arden Mall in downtown Sac. 

     Bottom line:  If money is the main issue ask a local realtor for good areas in South Sacramento, say 1/4 mile from Elk Grove boundaries. You'll find the newest library there, a Sam's Club, Costco and a community college. 

     Spend 15-20K more and buy in the 95758 area.  Easy access to 99 or I-5 for commutes (which are not so easy). 

     Add another 10K to buy in the 95757 or 95624 area, depending on age of home.

I must say, you sound very informed on the area. My hearts desire is an older home with history. Even a small orchard or gentlemen vineyard. Is part of my list. Would you know which area is best for this? I have been studying the areas pricing, and homes. Have a few that I booked marked, and they look lovely. Any advise is happily accepted.

Elk Grove consists primarily of newer subdivisions, however there are some older homes on some acreage east of Hwy 99, though most are perhaps above your desired price range.  Some of the areas just south of Elk Grove, such as Acampo, Wilton, Herald, Thornton and Galt may have some of the older homes that appeal to you, but they won't have much acreage for a Gentleman's Vineyard if your price range is below $200,000.  Every so often, however, we do see country properties come on the MLS for under $200K, so keep browsing Zip's website, as the listings that you find there are the same current listings that Realtors see on the MLS, so you can be sure you're not missing something!  :-)
