Trust me I know, my parents used to own the house; it's a nice neighborhood, and there are no HOA fees
(believe it or not, some houses were built prior to Home Owner's Associations being incorporated).

Hi
Homeowners Association fees are funds that are collected from homeowners to obtain the income needed to pay insurance, exterior and interior maintenance, landscaping, water, sewer, and garbage costs. HOA fees are depending on many factors but can range from a small payment to something that would melt a normal credit card.

If there are no HOA fees, who pays the general upkeep? Pool, yards, common areas repair? Do the owners have a regular work day where they all pitch in? Are there ad hoc meetings where a collection plateis sent around? I think not. The question is, what is due each month from the owners to pay for maintenance and repairs.

If no common area, no HOA is necessary.
